We’re proud to announce that Reynolds Painting Group has officially begun exterior painting work at the Pendry Residences in downtown Tampa. This project is a full interior and exterior painting scope for the luxury condominium part of the development and is one of the most high-profile assignments our team has undertaken in the Tampa Bay area. Working in close coordination with general contractor Coastal Construction, our crews are focused on delivering a finish that is as durable as it is beautiful, and that complements the upscale vision of the Pendry brand.

A project of this scale demands precision planning

Large-scale, mixed-use projects like Pendry Residences require more than paint and rollers. From the earliest pre-construction meetings, we participated in with Coastal Construction, our estimating, project management, and field teams collaborated on sequencing, logistics, and specifications to ensure the exterior work integrates flawlessly with ongoing trades and site constraints. Exterior painting at a luxury waterfront project presents unique challenges: variable coastal weather, high exposure to sun and salt air, complex elevations, and the need for a flawless aesthetic on every exterior surface.

Before any coatings are applied, our scope included:

  • Thorough substrate assessment and mock-ups to confirm product and color performance under Tampa’s conditions.
  • Selection of high-performance coatings engineered for UV resistance, humidity tolerance, and long-term color retention.
  • Coordination with coastal engineers and the GC for access solutions, including scaffold planning, lift logistics, and pedestrian/site safety measures.
  • Detailed schedules to minimize disruption to neighboring properties and to sequence with glazing, balcony finishes, and exterior trim installations.

Why quality exterior painting matters — beyond appearance

At first glance, painting might seem purely cosmetic. The reality is that high-quality exterior painting is a critical, long-term protective system for luxury properties. The Pendry Residences will be exposed to intense sunlight, salt-laden air, and frequent storms. Proper surface preparation, premium coatings, and meticulous application translate directly into:

For the exterior portion of this project, we are using roughly 4,500 gallons of paint.

Reynolds Painting Group approaches exteriors as a systems job. For Pendry Residences, we implemented a layered solution that starts with best-in-class materials. We performed adhesion testing on new substrates.

Mock-ups were critical. Coastal Construction and the Pendry design team approved color and finish mock-ups that were exposed to sunlight and weather for performance verification. Those mock-ups ensure color integrity across different materials such as stucco, metal panels, concrete, and architectural trim, and let us refine application techniques before full production.

Safety and access management on a downtown site

Working in downtown Tampa brings additional safety and logistical responsibilities. Reynolds Painting Group deployed a project-specific safety plan that integrates with Coastal Construction’s site controls. We’ve established:

  • Dedicated safety supervisors and daily toolbox talks.
  • Multiple safety trainings on site prior to beginning paint.
  • Rigorous fall protection and scaffold inspection routines.
  • Controlled pedestrian and vehicular access zones around staging areas.
  • Environmental controls to minimize overspray and protect landscaping and neighboring properties.

Our interior teams coordinate closely with Coastal Construction and trades to ensure timely turnover-ready suites with premium finish standards, ready for furniture, fixtures, and residents.
